  • Order & Review Preliminary Title/TRIO
  • Prepare all Listing Paperwork – fill out input sheet a much as I can, send documents such as the form 17 to the seller to complete electronically and everything else to you to verify and complete – then send out for signatures
  • Input Listing into MLS with supplements, photos and virtual tours
  • Create and submit the file to Command for compliance – and make sure it’s compliant and complete
  • Coordinate Re-Sale Certificate Request if needed
  • $150 billed at closing through escrow – if listing is cancelled, client will be billed separately.

  • MUTUAL CONTRACT TO CLOSE
  • Contract File Creation & Compliance Review
  • Calculate Dates – Calendar All Timelines
  • Update MLS Status
  • Send an intro email and Transaction Summary to all parties – escrow/title/other broker/buyer or seller/lender
  • Upload all documents to Command for compliance
  • Confirm Earnest Money Receipt
  • Assist with HOA Docs and/or Resale Cert if needed
  • Verify Loan Application & Appraisal Order
  • Deliver Title Commitment
  • Order Home Warranty
  • Create & Submit Commission Disbursement request
  • Weekly Status Email updates to all parties
  • Write Addendum & Amendments – this includes sending our required office documentation for clients to sign
  • Communicate w/ The Client Throughout
  • Confirm Closing Disclosure & Signing Appts
  • Confirm Loan Docs To Escrow
  • Review & Approve Settlement Statement
  • Confirm Release To Record & Closing
  • Update MLS, close out the file, send you a log of all email correspondence and all file paperwork at closing
  • $500 billed at closing through escrow – no fee charged if transaction cancels.
